Office fit-out cost in Hong Kong

Build a budget around scope, not a headline rate.

01

Compare like with like

A cost per square foot is meaningful only when the area basis and inclusions match. Confirm whether the quoted area is gross, lettable or usable, then separate construction, furniture, IT, professional fees, landlord charges and contingency. We do not publish a universal rate because these variables materially change the budget.

02

The six main cost drivers

Existing condition; density of enclosed rooms; building-services changes; material and joinery specification; furniture and technology; and access or phasing constraints. A fitted floor may still require substantial work if its layout, air-conditioning or electrical systems do not suit your brief.

03

What a useful cost plan should show

Ask for a scope breakdown, measurable quantities where available, provisional allowances, exclusions, procurement assumptions and the cost of alternatives. Distinguish an early budget from a tender sum. Keep a client-controlled contingency for unresolved conditions and brief changes.

04

Prepare for a project-specific estimate

Send the floor plan, existing-condition images, approximate area, workplace requirements, landlord manual and target dates. Identify reusable items and any nominated suppliers. The next step is to establish scope and site conditions before agreeing a cost plan.
