Cat A and Cat B are scope descriptions
Cat A commonly describes a landlord base fit-out; Cat B describes occupier-specific interiors and systems. Terminology and inclusions vary. Read the actual handover specification rather than assuming that ceilings, lighting, air-conditioning or raised floors are included.
Design and build
An integrated appointment connects design and delivery under an agreed scope. Assess the design review process, cost transparency, exclusions, specialist interfaces and how variations will be approved. One appointment does not remove the need for clear client decisions.
Separate design and construction appointments
A client may appoint a designer to develop the brief and documentation, then tender construction. This supports a distinct design-advisory role but requires clear coordination between design, contractor proposals and site responsibilities.
Make tender returns comparable
Issue a common scope, drawings, programme assumptions and pricing schedule. Compare exclusions, provisional sums, material substitutions, insurances, proposed personnel and handover deliverables. Clarify qualifications before comparing the final commercial offer.
